Riot Games Headquarters
Carl advised Riot Games on the feasibility of acquiring its headquarters at Olympic and Bundy. The transaction combined a lease cancellation, the purchase of the facility, and an assessment of its future redevelopment potential. In December 2025, Riot bought Element LA, the 284,000-square-foot campus at 12333 West Olympic Boulevard, from Hudson Pacific Properties for $231 million: $150 million for the property and $81 million to end its lease.
